Facilities Maintenance

RurAL CAP, a private, statewide, nonprofit is seeking a Facilities Maintenance Person responsible for the cleaning, maintenance, repair, groundskeeping, and general aesthetics of the RurAL CAP Affordable Housing (RCAH) properties.

$19/hr + Benefits

ESSENTIAL FUNCTIONS, DUTIES, AND RESPONSIBILITIES:

  1. Performs routine mechanical, electrical, plumbing, carpentry, and building maintenance and repairs under the supervision of a lead maintenance technician.
  2. Prepares units for occupancy per HQS standards, after move-outs.
  3. Performs varied inspections of apartments.
  4. Performs general lawn maintenance to enhance the appearance of the properties.
  5. Keeps building walkways clear of snow, ice, and other safety hazards to ensure tenant safety.
  6. Performs routine custodial and janitorial tasks as scheduled.
  7. Develops and maintains a list of community resources for professional building repairs and services and notifies RCAH Manager when repairs require professional service providers.
  8. Coordinates removal of non-working or abandoned vehicles per managers' work orders, when assigned.
  9. Maintains an organized inventory of materials, tools, equipment, and supplies.

  5. Communicates with others outside the organization, representing the organization to customers, the public, and other external sources in person, in writing, or by telephone or e-mail in keeping with current policies & procedures.
  6. Must have the ability to operate the following equipment: desktop computer, telephone, copier, PC printer, and fax machine.
PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. 
  1. While performing the duties of this job, the employee is regularly to grasp, type, see, talk, hear, and lift and carry 50 pounds of weight by utilizing proper lifting techniques and working in a safe manner. This position will also be performing physical activities such as climbing, lifting, balancing, walking, stooping, bending, and handling materials. 
  2. Occasionally performs sedentary activities that require sitting for long periods and repetitive use of hands, wrists, and arms for handling, positioning, moving materials, and manipulating things. 
  3. Must be in good general health and free from serious physical, mental health, and/or substance abuse problems.
  4. Ability to physically perform required maintenance and labor tasks.
  5. Possible exposure to hazardous equipment, tools, and contaminants such as mold, dust, household cleaning solvents, paints, and fertilizers.
  6. Works indoors and outdoors, exposure to various weather conditions.
  7. Ability to maintain mental and physical alertness during work hours.

POSITION TYPE/EXPECTED HOURS OF WORK:
This is a full-time position. Days and hours of work are Monday through Friday, 8 a.m. to 5 p.m. or hours vary with location. Occasional evening and weekend work may be required as job duties demand.

EMPLOYMENT REQUIREMENTS AND REQUIRED EDUCATION:
  1. Must be at least 18 years of age.
  2. High School Diploma or GED and six (6) months experience in general maintenance and repairs of multiple dwelling rental property facilities.
  3. State and federal background checks, including fingerprints, may be required.
  4. Successfully complete and maintain first-aid training within 60 days of hire at the employee’s expense.
  5. Basic knowledge of heating, carpentry, plumbing, pest control, electricity, painting, and other finish work.
  6. Skilled in the operation of equipment related to custodial and maintenance work.
